Home Information Packs (HIP)

Moving home is one of the most stressful activities you can be involved in.  The pitfalls are many, but we will guide you through the process to make your move less stressful.

A Home Information Pack is required before you can market your property.  The Home Information Pack contains compulsory documents of an index, sale statement, evidence of your title, local and drainage searches and an Energy Performance Certificate.  The Energy Performance Certificate rates the energy efficiency of your property on a scale from A to G. The more energy efficient your property, the lower the impact on the environment and the lower your fuel bills will be.

We are able to provide two levels of Home Information Packs for Freehold/Registered properties:                    

  • HIP without an EPC at £200.00 plus VAT
  • HIP with an EPC at £300.00 plus VAT

There may be additional expenses for leasehold and/or unregistered properties.

Our system is web based and each stage of the process can be monitored by you and your agent via our website.  An additional advantage is that payment of the HIP will be either at the time your sale completes or if you remove the property from the market, whichever is the earlier.

As soon as the HIP is commissioned your property can be marketed.

Your estate agent may be able to offer a Home Information Pack but as the Pack contains mostly legal documents we are better placed to prepare this, especially where we also deal with the sale once a buyer has been found.

Preparing a HIP for you will give us a head start in the sale. As some of the information will already have been prepared by us we can then gather together any additional documentation needed to proceed to a sale.  Obtaining this information at an early stage will enable us to identify any defects in the title or to obtain a full planning history for the property.  A buyer will then potentially be ready to proceed as soon as they put in an offer.

Even if we have not provided a Home Information Pack, it is important that instructions are received at an early stage to enable the process to commence and to enable us to obtain the relevant information to provide a conveyancing pack to the buyers solicitors.
