1. What are the options for getting out of a lease?

Which options you have will depend on the terms of the lease.

You may be able to terminate the lease. For example, the lease may have a break clause (see 4). Or you may be able to negotiate the termination of the lease with the landlord (see 6).

You may be able to assign the lease - in other words, to sell the lease to a new tenant (see 11, 12 and 13).

A third possibility can be to sub-let the premises, or part of them (see 15, 16 and 17). While this will not get you out of the lease, the income from sub-letting will cover part or all of your rent.
