1. Why do we have extension of time mechanisms in building contracts?

These clauses are in the contract because the employer wants them there.  If there was no mechanism in the contract to extend time and a delay occurred which was the employer’s fault, or at least not the contractor’s fault, then time would be at large and the contractor would have a reasonable time to carry out his works.  The employer would not be able to levy any liquidated damages.
