With effect from 21 May 2010 any home marketed for sale will no longer require a Home Information Pack although an Energy Performance Certificate (EPC) will still be required.
EPCs will need to be commissioned but a property can be marketed before the Certificate is available.
Eric Pickles, Community Secretary, and Grant Shapps, Housing Minister, made the announcement that HIPs will be suspended pending primary legislation for a permanent abolition.
Any properties marketed before the 21 May 2010 will still require a Home Information Pack although where a property is then subsequently remarketed or re-sold a Pack is no longer required. Any existing Energy Performance Certificate obtained previously will be valid for 3 years from the date of issue.
We will continue to provide the service of obtaining an Energy Performance Certificate to our clients and contacts with our well established Energy Assessors.
The thoughts are that this move will assist the current fragile housing market making it cheaper for Sellers and encouraging them back into the housing market. By keeping Energy Performance Certificates the new Government is showing its commitment to a greener housing market.
