Former tenant arrears

Has your tenant left you with rent arrears and/or damage to the property which is not covered by the deposit?

The fact that your tenant has gone does not stop you from pursuing them for any outstanding monies or, indeed, the cost of repairing any damage to the property.  To maximise your prospects of success, the more information you have about your tenant, the better.  When you take a new tenant on, fear the worst and always try to obtain the following information which could be invaluable at a later date:

  • You should obtain your tenant's full name, date of birth and national insurance number
  • Full employment details – name and address of employer and what job the tenant does
  • Banks details
  • You should make a note of any information the tenant reveals concerning assets – vehicles, other property anything that might be of any value

With the benefit of this information, you can build a picture of your tenant's means and decide whether it might be worth pursuing them for rent arrears.

If your tenant leaves, either voluntarily or after possession proceedings have been taken, you should try to obtain an alternative address.  If you cannot do this, we use a number of investigation agencies who operate on a 'no trace, no fee' basis and will only charge if they are successful in providing a new address for your tenant.
