Our residential property disputes department acts for private landlords, who might want to bring a tenancy to an end or who have problem tenants; for owners of domestic property where there may be disputes with neighbours; for registered social landlords and local authorities. We currently act for several large registered social landlords, providing all their legal services.

arrow Dealing with problem tenants
We can help with the removal of tenants who have outstayed their welcome and are being troublesome or uncooperative.  We will advise on the appropriate notice to serve, depending upon the type of tenancy, and take proceedings on your behalf to recover possession.
arrow Disputes with neighbours
We can assist with domestic boundary disputes and party wall problems, rights of light issues, disputes over extensions and rights of way.
arrow Services for Registered Social Landlords
The residential property unit has experience of ASBOs, ABCs, possession proceedings and injunctions for nuisance and anti-social behaviour and can advise on all landlord and tenant issues.
arrow Removing trespassers and squatters
If you have trespassers or squatters in a residential property, we can help you to remove them quickly, using the appropriate County Court procedure.
arrow Management Company Disputes

We have vast experience of acting for management companies who are in dispute with their landlord, and of representing landlords who have concerns about the way in which the management company is operating. We can mediate and, if necessary, apply to the Leasehold Valuation Tribunal on your behalf – a Government body set up to resolve such disputes.

arrow Forfeiture
If an owner/tenant has breached any of the provisions of their Lease, it may be possible to pursue a claim for forfeiture, recovering possession of the property.  This is a complicated process, but is an effective way of dealing with more serious breaches.
arrow Former tenant arrears
Our Debt Recovery Unit can advise on the most effective methods of recovery of arrears of rent remaining after your tenant has left.  The advice will be sensible and proportionate to the amount of the arrears.  In some cases, it may not be worth pursuing a former tenant.  In others, you may have a very good chance of getting some of your money back.
arrow Claims for disrepair
Landlords, particulars registered social landlords, are increasingly being sued by their tenants for disrepair.  We have extensive experience in this area and are often able to negotiate a settlement without the need for expensive litigation.

Bankruptcy-related property matters

We handle applications for Orders for Sale and enforcement of such Orders on behalf of Trustees.  We can also advise on all aspects of bankruptcy that relate to residential property assets.
