Michael works in the commercial property team assisting with a range of property transactions.

Michael is a member of our commercial property team, where he works with partner Barry Sankey advising on the development and ongoing management of a various science and technology park sites. He provides sector clients with property management support for the day-to-day running of the parks, as well as ensuring a fast turn-round of tailored, tenant-friendly leases to help bring new businesses and tenants to the sites.

Michael also assists the wider commercial property team in relation to a range of property transactions, including:

  • Freehold transfers (sale and purchase);
  • First registrations of properties;
  • Lease renewal and negotiation;
  • Assignment of leases and associated documentation; and
  • Secured lending.

He has worked in relation to a number of sectors and has advised clients ranging from individuals looking for premises to open a new business to pension fund investors to multi-national companies. Michael regularly advises in relation to utility substations (and similar).

In conjunction with our in-house IT development team, Michael has helped to produce client specific case-management software. This has enabled the streamlining of those matters to enable the team to meet short client deadlines and improve the service to those clients. He is currently working to expand the scope of this case-management to bring these rewards to other clients of the firm.

Michael has also spent time in our Commercial litigation and debt litigation teams where he gained familiarity with litigation processes. He brings his experiences gained in these teams when reviewing documentation to ensure that his documentation is clear and unambiguous – two strong factors against future disagreement.

Experience

  • Assisted in registering a notice of his client’s rights to occupation when the landowner refused to engage. The client had agreed with a developer to provide a service and required the transfer of land for storage of necessary equipment. The land was sold and the new owner refused to acknowledge that they owned the land.
  • Advised a client on how to grant a licence to a local council without enabling the public to gain rights over their land.
  • Led the negotiations and completion of numerous leases for science park sector clients.
  • Assisted partner Barry Sankey with the drafting of bespoke leases for a new science and innovation park
  • Assisted partner Barry Sankey and associate Jennie Wheildon with the relocation of forty-eight tenant businesses to enable development of a new purpose built Wholesale Market including negotiating bespoke documentation.
  • Assisting partners Pete Maguire, David Slade and Barry Sankey, and associate Jennie Wheildon, in advising energy sector clients in relation to the acquisition of land and infrastructure easements on which to site utilities supplies and supporting apparatus
  • Developed bespoke client specific case management software and reporting to benefit clients.
  • Advised a client on how to grant a licence to a local council without enabling the public to gain rights over their land.
  • Advised a client in relation to the recovery of a right of way that had originally been omitted from their title. This involved a review of title deeds dating back to 1891.

Interests

Michael has a wide variety of interests outside work from playing chess at the University of Warwick to playing and refereeing rugby. Michael also enjoys scuba diving and travel.
